Management profit

**Rental income**
Rental income decreased to 823 MSEK (850 MSEK) in Q4 2025. The rental performance was driven by the divestment of 22 properties, which included significant assets in Manhattan, New York, Copenhagen, and a portfolio in various Swedish cities. Additionally, the signing of a letter of intent to divest another development property in New York in December had a negative impact on earnings.

**Management profit**
Management profit decreased to 168 MSEK (219 MSEK) in Q4 2025. The management profit was influenced by the divestment activities, including the sale of 22 properties and the intent to divest another significant property in New York, which impacted earnings negatively. Additionally, the repurchase of own shares and bonds, as well as the credit rating downgrade, may have had underlying effects on management profit.

**Future Outlook**
The company expects the divestment of the development property at 417 Park Avenue in New York to take place in the second quarter of 2026.

**Rental income**
Rental income decreased by 5.3% to 850 MSEK (898 MSEK). Revenue was positively impacted by index adjustments and negatively impacted by divestments, previously agreed exits, and agreed discounts. In comparable properties, revenue decreased by 1% during the period.

**Management profit**
Management profit remained unchanged at 219 MSEK (219 MSEK). The operating surplus rate was 65% (65%) for the quarter and 65% (65%) for the period. In comparable properties, the operating surplus was unchanged and the surplus rate was 67%.

**Future Outlook**
Revenue is expected to grow in Q4 due to new warehouse openings. Raw material costs are projected to stabilize.
